At the time, he owed around $80,000 on the mortgage. After commissions and closing costs, he profited about $85,000. In the current market, the property would sell for about $225,000. And if Sayers had kept it, he could have rented it for $1,250 per month for the last three years. The housing rental market has remained strong throughout the last few years, including rentals. As of Q3 2022, the National Apartment Association reported that rent had risen over 13% from the previous year, but in early 2023 rents started to stabilize or even decline in early 2023. Monique Walker, a top real estate agent and investment property specialist in Phoenix, Arizona, has seen a spike in rental demand in her market, which has prompted more owners to list their properties on VRBO or Airbnb. Rental demand can also spike in communities with booming job growth or new developments. After Amazon decided to establish its headquarters in Seattle in 2010, the median rental rate in the city skyrocketed 41.7% over the following seven years, compared to 17.6% nationally for the same time period. To help gauge the rental demand in specific parts of the country, Apartment List publishes market-specific reports for dozens of the biggest U.S. cities, including San Francisco, Chicago, and Orlando. For long-term renters, the items on their wish lists emulate what home buyers are looking for: proximity to work, a quality school district, a desirable lot and location. The easiest properties to manage are those that are newer or have been well-maintained. If your property is older and still has a lot of the original components, like the HVAC system, roof, and appliances, the costs of upkeep and eventual replacement, which can be expensive, may make renting less appealing. One option for landlords who wish to be more hands-off is to hire a property management company. They can find quality tenants and field 2 a.m. phone calls when the heater sputters out on a sub-zero night. But they cost an estimated 8%-12% of the monthly rental value, which will cut into your monthly profits. Additionally, there are other costs to factor in, including things like licensing (if required by your city), taxes (including any exemptions you might lose by not living in the home), insurance, cleaning fees, supplies and more. The lender didn't even verify the lease - those were loose and crazy days. But now everyone is more conservative - lenders, appraisers, etc. - and you should be too. This conservative view of your current mortgage is good for you as it prevents you from overextending yourself and getting into debt trouble. Most of our homeowners who ask us this question are able to buy a new home and rent out the old one. The new relationship or new job adds income that allows the homeowner to carry both mortgages and by hiring Chesapeake Property Management, the vacancy time and risks are greatly reduced. Next, there are several low down payment ways to buy a home such as FHA, HomeReady, Home Posssible, down payment assistance, traditional conventional loans, and more. Most people arrive in this beautiful and interesting city when flying into Georgia. Since the country is small and any place is within driving distance this a great place to use as base to travel from. The city Gori is best known as the birth place of the ruthless dictator Joseph Stalin that was leader of the USSR. Today it is seen as the fashion capital of Georgia and serves as the regional capital of Shida Kartli. The Uplitsikhe cave village is only 10 km away and is the top site close to Gori. Tbilisi is the capital and the largest city of Georgia. Lying on the banks of the Kura River, it has a population of approximately 1.5 million people. Tbilisi is a point of connection between cultures, Asian and European. Georgia used to be part of the USSR, which is reflected in its architecture, culture, food, and language. After travelling around South America for a few months, we decided to rent an apartment in Valparaiso, Chile. Kartli is another distinct winemaking region in the central-eastern part of Georgia wine country, where the capital city, Tbilisi is situated. However, they also use the traditional winemaking method here. The region is famous for its Atenuri PDO, which is produced in one of the oldest areas, known since the middle ages. Atenuri is a white wine made from Chinuri and Goruli Mtsvane grape varieties. The TV market in the 21st century has been defined by large technological advancements. However, not long after, plasma suffered the same fate as its long-forgotten counterparts. Liquid Crystal Display (LCD) TVs have held the market share of sales since 2007, and companies stopped manufacturing plasmas altogether by 2014. However, you're probably wondering what the differences between LCD and plasma TVs are and why LCDs have taken over the TV market. This article explains the difference between plasma, LCD, and LED TVs. You can also learn about how plasma and LED TVs work here. Plasma TVs contain tiny pockets of gas, and when a voltage is applied to them, they turn into a plasma state. The voltage then strikes the mercury within the plasma to emit ultraviolet (UV) rays, which pass through phosphor cells to produce an image. Each pixel in the TV contains three phosphor cells: red, green, and blue, and these three colors combine to produce a color. Essentially, plasma TVs don't require a backlight, and each pixel is self-emissive as it produces its own light. Unlike plasma TVs, LCD TVs use a backlight. Initially, LCD TVs used Cold-Cathode Fluorescent Lamp (CCFL) as their backlight. These are long tubes that are placed horizontally across the screen behind the LCD panel. When the light is turned on, it applies a voltage to the pixels, which makes them rotate a certain way to allow light through and produce an image. When it wants to display black, the pixels are rotated to create an opaque screen so that light doesn't get through. This is what makes them different from plasma TVs because each pixel isn't self-emitting. Plasma and LED TVs each present their own advantages and disadvantages in terms of picture quality, price, build, and availability. It's generally thought that plasma produces a better picture quality due to their superior contrast ratio, but LED TVs became more popular because of other factors, like a lower cost and greater availability. Below you can see the differences in picture quality between two older TVs from 2013. It's clear the plasma was better at the time, but LED TVs have also gotten better since then, so picture quality has greatly improved. Contrast ratio was one of the main advantages and selling points of plasma TVs. Since each pixel emitted its own light, it simply turned itself off when it wanted to display a black image. This allowed the TV to display very deep blacks, but because there was always a bit of charge left in the plasma, it still wasn't a perfect black level. On the other hand, LED TVs can't achieve a perfect black level because the backlight is always on. However, technology has evolved to greatly improved the contrast of LED TVs, even to the point where it's also as good as what plasma once was. There are two main types of LCD panels in TVs: Vertical Alignment (VA) and In-Plane Switching (IPS). VA panels produce a better contrast than IPS, and high-end TVs also have local dimming features that turn off certain zones of the LED backlights. Still, you won't get a perfect black level, but most modern LED TVs produce such deep blacks that even in a dark environment it looks like perfect black levels. For reference, plasma TVs had a max contrast of about 4,000:1, according to DisplayMate.com, but some recent LED TVs can reach a contrast of over 20,000:1 with local dimming enabled, like the Samsung QN90A QLED. LED TVs are a clear winner here, and it's one of the reasons why they surpassed plasmas in terms of popularity. LED TVs get significantly brighter, so they can fight glare from light sources easier. Additionally, plasma TVs had to use glass on their front panel, which caused intense glare if you had any lamps or windows around the TV. LED TVs can use a coating on their glass panel to help reflect and diffuse light, making it a better choice for well-lit rooms. Plasmas were designed for dark-room viewing, but since most people don't have dedicated home theater setups and often watch with a few light sources around, they weren't that useful. As you can see below, the plasma TV had pronounced reflections, to the point where it's even hard to see the image, and instead you're watching yourself watch TV. Reflections are still noticeable on an LED TV, but at least you can see the image. Pixels on plasma TVs emitted light in all directions, creating extremely wide viewing angles, much better than most LED TVs. This means that the image remained accurate when viewing from the side, which was great for watching sports or a show with a few people. Out of the two main panel types for LED TVs, IPS has wider viewing angles than VA panels, but it's still not as good as plasma. TV manufacturers have tried different technologies to improve viewing angles on VA panels. Samsung has an 'Ultra Viewing Angle' layer, and Sony uses their 'X-Wide Angle' technology to increase the viewing angles, both at the cost of a lower contrast ratio. It's still not as good as plasma, but they're wide enough for watching TV in a fairly large seating area. Below you can see the differences in viewing angles between a plasma and a VA panel. These TVs were tested on different test benches, so you shouldn't directly compare the videos, but we included them to give you an idea of how each technology affects the viewing angle. In terms of refresh rate, plasma TVs had a higher internal refresh rate, up to 600Hz, while LED TVs tend to be 60 or 120Hz. However, the refresh rate depends on the content, and since most content doesn't go past 120 frames per second, having a higher refresh rate TV isn't very useful. Screen uniformity is another area where plasma TVs win. Since they didn't have a backlight, they could evenly control each pixel. LED TVs can suffer from uniformity issues, like darker edges or Dirty Screen Effect in the center, because the backlight output may not be even across the panel. However, this is only really noticeable when watching content with large areas of uniform color, like a hockey or basketball broadcast, or if you're going to use the TV as a PC monitor. It shouldn't be noticeable with other types of content, and since uniformity can vary between units, you shouldn't worry about it too much. One of the reasons plasma TVs didn't last too long at the top of the TV world is because of their risk of temporary image retention and permanent burn-in. Plasmas lose their brightness over the years, and in the worst case, would have permanent burn-in with certain colors staying on the screen, as you can see here. Even after watching content with static elements, like the news, for an extended period, the outline of the static elements would stay on the screen for a few minutes after changing the channel. These problems are particularly annoying, especially if you watch a lot of TV. There was no way to help reduce this issue, and after a few years, depending on how much you used the TV, your plasma would need replacing. LEDs don't suffer from this same permanent burn-in, so you won't have to worry about replacing your LED TV down the line because of burn-in. Due to their different technologies, LED and plasma TVs are built differently. Plasma TVs tended to be heavier and thicker because the panel itself was larger. Although plasmas were the first flat-screen TVs available at a consumer level at the end of the 20th century, LCD TVs quickly became even thinner, easier to package, and lighter to carry from the store to your house. These days, LED TVs are as thin as 1\", like the Samsung QN85A QLED. Both plasma and LED TVs were made with larger sizes, but LED had a slight advantage because they were also made in displays smaller than 32 inches, like with monitors. Although small TVs are rare now, you can still find a basic 28 or 32 inch TV for a kitchen or bedroom with an LED panel. Plasma TVs weren't made that small. LED TVs also cost less to produce and are cheaper on the market, so at the end of the day, the lower cost drove LED sales. When 4k TVs started to become the norm over 1080p and 720p TVs in the mid-2010s, manufacturers started to produce 4k LED TVs, while plasma TVs were stuck at 1080p. This presented a major advantage for LED TVs, as a higher resolution helps create a crisper image, and this essentially was the nail in the coffin for plasma TVs. Since manufacturers were focused on making 4k LED TVs, plasma TVs became less available, and by 2014, Panasonic, LG, and Samsung all stopped their plasma production. LED TVs surpassed plasma sales in 2007, and they haven't looked back since. There were a few other problems that contributed to the decline of plasma TVs. First of all, plasma TVs didn't work at high altitudes because of the change in air pressure with the gasses inside. They would create a buzzing noise, and the image wouldn't look the same, so this could have been problematic if you lived at a high altitude. A maritime forest may grow behind the dunes if the island is wide enough. If a storm surge raises the height of water in the bay, a flood in the other direction may burst through the dune line and create an ebb-tide sand bar on the ocean side of the island. Such sand bars are quickly eroded by wave action, with sand carried south on the Virginia coast by longshore currents. Southern tips of Assateague Island and Hog Island are growing today, while the northern tips are eroding away. Six characteristics distinguish barrier islands as a unique landform:2(1) an elongated body of unconsolidated sediment (typically sand)(2) bound by inlets(3) backed by a lagoon(4) fronted by a marine shoreface (5) perched upon a barrier platform and (6) protecting a mainland coastline Current barrier islands are only about 6,000 years old, but Virginia's first barrier islands may have formed as much as 200 million years ago after the Atlantic Ocean opened and sediments were deposited on the coastline. The source of the sand particles on modern barrier islands is ultimately the Appalachian Mountains and even Canada. When rocks erode from the mountains, many minerals dissolved completely, but the chemical bonds of quartz - silicon dioxide, SiO2 - are highly resistant. Quartz remains a solid rock, but is crushed into small grains as rocks wash off the mountains and are carried downstream by rivers. Sand, clay, and gravel particles that survive the transport process from the mountains have been deposited at the shoreline, shifted by currents and waves, re-arranged by rivers when sea level dropped and exposed the Coastal Plain, then moved one final time as sea levels rose when the last Ice Age ended. Erosion and currents/wave action have created many versions of the coastal shoreline, prior to the modern Delmarva Peninsula. Rivers carry sediment downstream to the ocean. At barrier islands and on eroding edges of rivers, the particles are still moving. The Coastal Plain was built over the last 145 million years, starting in the Cretaceous Period when the Atlantic Ocean shoreline was roughly where I-95 is located today. Rock particles from the Appalachian Mountains to the west washed down and settled as marine deposits. The lowest sedimentary layer of the Coastal Plain is called the Potomac Group. It lies on top of the \"basement complex\" of crystalline rock that dates back to the formation of Pangea or its predecessor supercontinent, Rodinia. The Potomac Group is exposed at the surface on its western edge in Alexandria, but is at the bottom of over 6,000 feet of sediments underneath Accomack/Northampton counties on the Eastern Shore. The youngest sediments at the surface now form the barrier islands.5 The loose, unconsolidated sediments that form Virginia's barrier islands were carried south by ocean currents from the mouths of the Delaware River and even the Hudson River. Currents along the Atlantic Ocean shoreline moved material south, blocking river/stream exits and creating offshore sandbars.6 barrierislandva.png As the Continental Shelf drowned, waves and paleochannel currents shifted the eroded-once-again sediments. Sand and silt particles were sorted and transported; the new bottom of the Atlantic Ocean was covered with offshore shoals. However, the shift in the shoreline, as it migrated from the Continental Slope westward to near its current location, may have been too rapid for development of barrier islands. If sea level rise was greater than 13 inches/century, barrier islands were submerged. The marshes on the inland (back) side of now-drowned barrier islands were highly productive ecological zones. Underwater archeology may reveal if the sediments of now-submerged barrier islands on the Outer Continental Shelf still retain evidence of early human presence on the coastline. The locations of artifacts may have been disturbed by storm waves and ocean currents; interpretation of dates/settlement patterns from archeological discoveries on submerged barrier islands will always be challenging. The westward migration of barrier islands on the Virginia coastline is a natural process; each barrier island is constantly being reshaped by ocean currents and storm surges. Oyster shells and tree stumps that once grew on the bay/lagoon side may be exposed and eroded from the ocean side, as the sand of a barrier island migrates. During this marine transgression, shells may be buried in the marsh in an oxygen-free reducing environment and then exposed to oxygen on the ocean side, staining the shells unusually black with deposits of iron pyrite and goethite. The islands are made up of unconsolidated and shifting sands. The continually changing relationship between the ocean floor, surf line and moving sediment, produces islands that are, for the most part, structurally and locationally unstable... The Nature Conservancy acquired its holdings in anticipation of \"flipping\" the real estate, reselling the islands to a Federal agency for permanent protection. When economics and politics delayed such a sale, the organization invested even more heavily to preserve the shoreline by acquiring farmland and forests on the Eastern Shore. The Volgeneau Virginia Coast Reserve now includes:13 Sand from the longshore currents still flows to Virginia, ending up at Toms Cove near Chincoteague. That portion of Assateague Island is still growing (accreting), extending the southern end of the island and creating a sandbar \"hook.\" Further south, the shoreline veers westward forming the Chincoteague Bight. According to the US Geological Survey, the pattern of changing ocean currents has shaped the shoreline:17 Locally near Assawoman Inlet, between Wallops and Assawoman Islands, the rate increases to 3.7 to 5.5 m/yr (12 to 18 ft/yr), and Assawoman Island itself retreated about 5 m/year (16.5 ft/yr) between 1911 and 1994... The present surfaces of Assawoman and Metompkin Islands are extremely low, and are essentially an amalgamation of thin overwash fans migrating across the back-barrier marsh. It is often difficult to define the shoreline of either island on aerial photographs. In other words, because of sediment starvation and rapid transgression, at times these barrier islands essentially cease to exist. Fighting natural shoreline processes at the wildlife refuge is both against Federal policy and too expensive. The CCP proposal continues a long-standing Federal policy at Assateague National Seashore, articulated by a senior Department of the Interior official back in 1975:19 Contrary to the belief of many... these islands are not being washed away but rather are moving landward by the very forces which were fundamental in their origin, namely wind and water. It would be folly to attempt to halt their migration. Consequently, the construction of permanent facilities which parallel the shoreline...would not be in the interest of sound resource management for the national seashore. Any construction on a barrier island is at risk of being eroded away, or shifted inland as the beach expands. The Assateague Island lighthouse in Maryland was built in 1833 next to the ocean shoreline, but today that site is almost two miles inland.20 Further south, Parramore, Hog, Cobb, and Wreck islands are rotating. The southern group, including Ship Shoal, Myrtle, Smith, and Fisherman's islands, are developing straighter shorelines as they move westward. According to local oral history, that process was accelerated when a ship loaded with linen wrecked on the shallow sandbar. The cargo of linen was removed, but the ship stayed in place. Sand accumulated around it, including during a severe storm in the mid-1870s. Locals called it Linen Island after the original shipwreck, but the name shifted to Fisherman's Island as more and more people started fishing in the waters nearby.23 The Corps of Engineers dredges the Chincoteague Inlet annually to maintain boat access, and dumps the spoil pile off Wallops Island to help protect that shoreline from erosion by major storms. Those sand transfers are temporary adjustments to the natural cycle; the beaches are always moving. Similarly, \"armor plating\" the shoreline with jetties, breakwaters and sea walls can only slow the natural geologic process of shoreline erosion. Fixed structures to trap sand in one place cause the waves to expend their energy by moving sand further downstream (south) rather than inland (west) - assuming there is an adequate supply of sand. Wallops Island has $800 million of rocket launching and aviation infrastructure, and a shoreline that has moved 500 feet westward since 1851. A seawall built in 1945-46, and groins built in the next 20 years, provided inadequate protection. There were similar problems with the grain size of the silt/clay/sand dredged from the Virginia Inland Passage to maintain the shipping channels between the mainland and the barrier islands along the Eastern Shore, and with potential \"borrow sites\" east of Wallops Island near the shoreline. Shoals further offshore were identified as the preferred source for the sand replenishment. The beach protection project was completed before Hurricane Sandy struck in October, 2012. After Hurricane Sandy washed away much of the replenished beach, the Federal government committed to dredge more sand and repeat the beach nourishment process. Sand was a temporary buffer that was expected to move. When it absorbed the energy of the waves, it successfully protected the infrastructure on Wallops Island for the military base, National Aeronautics and Space Administration (NASA), and Mid-Atlantic Regional Spaceport (MARS). The seawall was just the second line of defense, when breaking waves were no longer halted by the beach. The Nature Conservancy helped Virginia avoid the shoreline maintenance expense along the Eastern Shore. It purchased the marshes and barrier islands, choosing to perpetuate the natural setting and allow erosion/deposition to occur naturally.
